The planning process begins with a preliminary discussion of the Client’s goals for the project.  These goals often include items such as location, style, size, amenities, budget, and timing.  This meeting provides the information necessary to develop a project plan.

Assistance With Lot Acquisition

One of the most challenging aspects of building a new home is finding the right location.  In addition to our MLS access (the same system utilized by Realtors), we have contacts with various developers.  Our experience with construction and local planning departments provides additional information regarding permit fees and aspects of the land that may affect the construction costs.

Detailed Construction Drawings

Construction drawings are the basis for a successful project.  A lack of detail can lead to unexpected cost overruns or miscommunication between the General Contractor and Owners.  There is also the challenge of visualizing two dimensional plans.  In addition to the conventional floor plans, we provide electrical plans, kitchen design and built-in drawings.  All of the design components are presented in a full color render view (two of each room) as well as conventional plans.  Coupled with our specifications manual, which includes amenity selections, scopes of work, and structural properties, there is little left to the imagination.

Following the production of a preliminary design, each meeting becomes a working design meeting.  Utilizing computer aided drafting tools we are able to provide instant 3D views of the design and make most revisions to drawings during our design meetings.  This alleviates weeks of waiting for minor modifications and allows for immediate feed back.

Amenity Selections

Our assistance with amenity selections makes a seemingly daunting task manageable.  By developing a theme for the interior we are able to make suggestions that meet the style guidelines set by the Client.  The process includes acquiring quotes for the items selected which avoids unwanted surprises during construction.  It is also important to note that the full builder's discount is passed on to the Client as part of the construction process.
